In fiscal year 2026, for a 1-person household it ranges from $27,400 to $50,200, and for a 2-person household it ranges from $31,350 to $57,300 across Florida's counties. These are HUD FY2026 very low income (50% AMI) limits, which HUD-assisted properties use to decide who can rent. They are not a Medicaid or SNAP limit, and each building applies its own rules, so ask the office.

Rural senior housing options in Florida
USDA Rural Development lists 354 Section 515 rural rental properties in Florida. Towns with these properties include Dade City, Inverness, Eustis, Haines City, Palatka. Section 515 housing serves low-income renters in rural areas, including many older adults and people with disabilities, so ask each office who it serves. Search USDA's Section 515 property list.

What is different in Florida
Florida lets each county and city decide whether to give owners 65 and older two extra homestead breaks. The first adds up to $50,000 more to the homestead exemption when household income stays under a state limit. The second can exempt the full assessed value of a home with a just value under $250,000, if the owner has lived there at least 25 years. Both need a local ordinance and share the same income limit, which is adjusted every year. Ask your county property appraiser if your area offers them and what this year's limit is. Forms DR-501 and DR-501SC are filed with the property appraiser.
Thinking of downsizing? Your homestead exemption does not move with you. You may be able to carry some or all of your Save Our Homes assessment limit to the new home, though, which can lower its assessed value. To do that, file Form DR-501T with the homestead application for the new home. Both are due to the property appraiser by March 1 of the year after you move.
Florida Housing Finance Corporation sends State Housing Initiatives Partnership money, called SHIP, to all 67 counties and 55 cities. Local SHIP offices can use it for emergency repairs, rehab, and rent or deposit help for very low, low and moderate income families.
